Q. CJ, do I really need to get home inspections done before I put my Los Gatos home on the market or would it be better to wait for offers before I fix things?In addition how much do inspections cost? It seems like a lot of work to do if we don’t have to.

That is a great question and one I get frequently from home sellers in the bay area. As I have been working in Silicon Valley for over 10 years now and every situation is different. I attend property inspections for my clients (buyers and sellers) and talk with the contractors. Pest inspectors, roofing and foundation inspectors, wells and septic inspectors can tell us a lot about issues that can affect the value of your home. On average inspections can run from $1,000 to $2,000 depending on what is needed and the size and location of the home.

Most inspections can be completed in a few days, but some like well inspections, where water quality tests must be completed, can take up to a week. Also some inspections take longer because of the location, such as in hillside properties where there may be geological considerations.
