2014 CRE Predictions Pt 2 – Office Space Technologies & Trends

n continuation of our recent post about Boxer Property’s 2014 predictions, Regional Leasing Managers, Dawn Eastridge and Pamela Sprouse finish our two-part series by explaining how both offices and searching for space will change in 2014.
“Over the past six months, Boxer Property has seen amplified activity in its online searches and chats,” said Pamela Sprouse, Regional Leasing Manager. Boxer Property believes this increased traffic will continue to proliferate as more and more people turn to the internet to search for an office.
With information readily available at ones fingertips, clients are becoming increasingly educated about what’s available before they tour an office space. An individual can view suite photos, floor plans and locations, or learn about a company through online reviews. These elements are making the search easier and will allow real-time information to be passed onto leasing agents for better matching of space to a customer’s individual needs. In line with this, the experience for commercial real estate professionals will significantly change in 2014 as they will find themselves adapting to these new methods and finding social channels as a means to attract business. 

Boxer Property is constantly improving ways that make searching for office space easier with increased search tools and updated suite photos. Customers can readily communicate with experienced leasing representatives through online chats or a phone call. This technology allows both building landlords and brokers to more effectively service their clients.

Dawn Eastridge, Regional Leasing Manager understands that people are still conservative and aren’t looking to pay higher rents. “We will see more and more people become interested in open concept offices and exploring different options that are outside of the traditional executive suites, not only because of the aesthetic appeal, but because these new layouts are more economical,” Eastridge said. “Businesses can accommodate more people in the same amount of space that is open in design vs. building out several traditional executive suites; this allows an economical option to account for company growth because there is less overhead,” Eastridge continued.

Boxer Property is implementing the construction of these types of collaborative, open concept workspaces called Boxer Workstyle . These offices allow tenants to interact, developing synergistic relationships and gives each company the flexibility to function without boundaries which naturally attracts like-minded industries.
