Lending and Mortgage Portfolio Manager – Full Time

Coordinate details for all homeowner mortgage transactions, including managing the portfolio of Habitat homeowner mortgages, monitoring Habitat loans, delinquencies, foreclosures and buy-backs. Provide excellent customer service to all homeowners and support homeowners with financial questions, challenges and successes.  Assist VP/CFO with capital draws as well as new mortgage product research and analysis:  Other duties as needed and assigned.
 Responsibilities include:
  • Family Selection: Assist with Family Selection process when needed; Provide assistance and support to Homeowner Lending Associate during the busier closing seasons. This would include assisting with homebuyer mortgage transactions conducted by the Homeowner Lending Associate.
  • Lending and Portfolio Management:  Manage activities and communications between homeowners and loan service agency
  • Monitor Habitat mortgage portfolios, addressing delinquencies as needed, in coordination and in participation with members of the delinquency committee and loan service agency
  • Create workout agreements making appropriate recommendations
  • Coordinate and manage work-out options available to owners, including loan modifications, repayment and forbearance agreements, buy-backs and/or foreclosures
  • Meet with and assist homeowners with questions or issues relating to the mortgage
  • Receive, process, and respond to payoff requests and mortgage satisfactions
  • Respond to home buyer and homeowner inquiries regarding their mortgages and escrows accounts, forwarding to the servicing agency as needed
  • Provide information to homeowners on their financial options, especially relating to home equity loans, refinancing, and community lending resources , forwarding homeowners on to mortgage counseling with a loan counselor as needed
  • Coordinate post-closing homeowner educational resources focused on financial fitness to encourage homeowner financial success and on-time mortgage payments, including conducting trainings and developing partnerships with referral organizations.
  • Monitor and report on delinquencies ensuring annual goals achieved and loan service agency meets expectations
  • Habitat buy-back:  Coordinate Buy-Back program, committee and subsequent processes
  • Analyze and prepare Buy-Back options for review by key staff and communicate Buy-Back decision to homeowners
  • Once Buy-Back decision has been affirmed, transfer seller to land development staff for completion of the process.
  • Foreclosure Management
  • Evaluate need for foreclosure action
  • Coordinate foreclosure process between staff and outside legal
  • Coordinate and hand-off to land acquisition team
  • Mortgage Collateral Portfolio :
  • Maintain current listing of pledged mortgages
  • Assemble document package for replacing pledged mortgage collateral
  • Assemble documents for new mortgage pledging
  • Provide monthly delinquency reports and analysis
  • Maintain relationship with service-support staff
  • Assist with forecasting future cash flow needs and timing of draws
  • Assess and suggest process improvements and new financial products to innovatively meet homeowner need and organization’s mission and financial growth objectives
  • Other Duties:
  • Assist as needed in teaching homeownership training classes, Mortgages and Homeownership and pre-purchasing workshops
  • Coordinate other mortgage and financial tasks, including deeds in lieu of foreclosure, applicable contract for deeds, data recording & reporting and correcting existing mortgages
  • Assist as needed with credit report reviews and home buyer matching
  • Other duties as needed and assigned
Qualifications:
Education:
• Bachelor’s degree ( business or financial services preferred) or equivalent experience
Experience:
  • Minimum one year experience in lending and banking practices
  • Experience working with Habitat for Humanity mortgage products, preferred
  • Experience with foreclosure prevention and mitigation, preferred
  •  Minnesota Mortgage Foreclosure Prevention Association certification preferred
  • Renew annually the Mandatory 15-Hour Residential Mortgage Originator Course through a state-authorized provider
  • Have a valid driver’s license with a good driving record.
Knowledge, Skills and Abilities:
  • Proficient in word processing, particularly Microsoft Office Suite, including Access and the ability to perform and analyze internet searches

  • Ability to work with clients in time-sensitive situations

  • Assertively negotiate, professionally communicate with, and request information from municipalities, appraisers, title companies, mortgage companies, lien holders, agencies, and other staff
  • Good analytical, problem-solving, organizational and detail-orientation skills
  • Plan, prioritize, multi-task, manage time and timely complete work assignments.
PHYSICAL REQUIREMENTS
  • Hear and speak in order to use the telephone and communicate with people
  • Work at a desk, telephone and computer for extended periods of time
  • Apply physical dexterity (lift up to 20 pounds unassisted) and visual acuity
  • Able to independently operate a motor vehicle.
WORK ENVIRONMENT
The majority of the work is in an office environment with rare visits to home sites, with exposure to dirt, dust, dampness, fumes, odors and potentially extreme temperature.
