Orange County Real Estate – Will there also be a flood of Real Estate deals this month?

Kicking off the month with a wet start our Orange County Real Estate market is primed to take off at any point. We have been trucking along at a pretty steady rate the past few months and with Spring in the air, well wet in the air as the month begins but spring is right behind it, we are ready for take off.
Active Inventory  -ticking up
Active inventory is starting to rise but remains city specific for Orange County Real Estate. Expect to see this number continue to rise but remember real estate is hyperlocal so make sure you take into account your particular city’s situation.

ORANGE COUNTY REAL ESTATE ACTIVE LISTINGS

Sales Prices - slight uptick but still in range
Orange County Real Estate sales prices did move up a bit last month but are still in range of where they have been the past several months. This number should start trending upwards shortly assuming our market follows the same pattern of the past few years.

Months of Inventory - rose a bit as expected
Rose with more inventory and less volume. Really not an issue at this point and this number should start trending downwards as the year progresses.

ORANGE COUNTY REAL ESTATE MONTHS OF INVENTORY

Volume - slight drop for a short month
Just a slight drop but we do need this number to start to rise if we want to have anywhere near the year we had last year. We really don’t want to be hanging around 12 month trailing lows for very long so let’s hope this number rises next month showing renewed health in the market.

Days to Sell - flat
Since we represent a good number of sellers we hope this number starts dropping quickly. Getting back to around 60 days would be great for sellers and a great statement on the overall health of the real estate market.

What all this Means to:
Sellers –  You made it through what is probably going to be the slowest market for a few months so prepare for an increased in activity. Buyers - Your window is closing for at least a few months.
